Home Automation in
Stone Harbor, NJ
Audio Video & Security

Custom-designed smart home, Lutron lighting and shade control, whole-home audio video installation, and integrated security for Stone Harbor’s most distinctive homes — by the South Jersey integrator trusted on Seven Mile Island since 1984.

Home Automation & Tech Designed for Stone Harbor’s Unique Homes & Lifestyle

Stone Harbor sits on Seven Mile Island alongside Avalon, but its character is distinctly its own. The traditional shingle-style architecture, the strong family-owned ownership culture, the active custom-build and spec-home market, and the mix of oceanfront, bayside, and mid-island properties all shape how we approach integration here. The best work in Stone Harbor starts with understanding what sets it apart.

Family Homes Built for Generations

Stone Harbor’s ownership culture skews multi-generational — homes here are bought and built with the expectation of decades of family use, holidays with kids and grandkids, and a comfortable rhythm across every season. That shifts our integration priorities. Systems have to be genuinely easy to use for guests, family members of every age, and homeowners who don’t want to spend their weekend at the shore troubleshooting technology. Reliability, intuitive control, and a system that just works — every time — matter more than showing off what’s possible.

New Construction and the Spec Home Market

Stone Harbor has an active custom home builder scene and a strong luxury spec home market. Cooltronics regularly works with builders from framing through final commissioning — pre-wiring during construction, coordinating equipment locations, and delivering fully integrated systems in homes before buyers even take possession. If you’re building, renovating, or purchasing a home that’s already been designed with integration in mind, we know how to work with your team from the earliest stages.

Built for the Coastal Environment

Salt air is unforgiving. We specify exterior equipment — outdoor TVs, weather-rated speakers, exterior camera housings, mounting hardware — chosen specifically for coastal exposure, and we install with the corrosion realities of Seven Mile Island in mind. Interior equipment is rack-mounted and ventilated to handle the humidity that comes with shore living. Decades of work here have taught us what survives and what doesn’t, and we specify accordingly.

Oceanside, Bayside, and Everything In Between

Stone Harbor homes come in every variety — oceanfront properties with dune views, bayfront homes with private docks and marina views, and mid-island homes with the best of both. We design integration for each situation, from privacy considerations on oceanfront lots to marine-grade outdoor audio on bayfront porches to whole-home entertainment systems that work equally well on the third floor or the ground level. The home dictates the approach, not the other way around.

Our Stone Harbor Home Automation, Audio Video, & Security Services

Every Cooltronics project is designed around the home and the homeowner — not around a single manufacturer’s ecosystem. Below is the full range of what we install in Stone Harbor, NJ. Most projects combine several of these into one cohesive system.

Home Automation — Control4 & Josh.ai

Technology should simplify life at the shore, whether you’re home every weekend or managing your property remotely throughout the year. We design automation systems that make every part of the home easy to control.

We’re an authorized dealer of both Control4 and Josh.ai, and we recommend whichever platform — or combination — actually fits your home and how you live in it. Control4 brings deep, reliable integration across virtually every brand and category. Josh.ai layers in concierge-grade voice control and contextual awareness designed for privacy-first households.

The right answer depends on the home; we’ll help you figure out which one yours is.

Lutron Lighting and Shade Control

Natural light is one of the defining features of coastal architecture, and the right lighting and shade system helps homeowners balance comfort, privacy, and energy efficiency throughout the day.

As a Lutron Silver Integrator certified across HomeWorks, RadioRA 3, Sivoia, and Triathlon, we design and install Lutron systems at every tier — from premium whole-home HomeWorks installations with Ketra tunable lighting to elegantly retrofitted RadioRA 3 systems in existing homes.

On new Stone Harbor construction, we design the lighting and shade plan alongside the architect and builder from the start.

Whole Home Audio and Video Installation

Whether it’s relaxing with family or entertaining guests, entertainment systems should complement the home’s design instead of competing with it.

Indoor and outdoor speakers, in-wall and on-wall TVs, Samsung Frame TVs that double as art when they’re off, and weatherproof Samsung Terrace outdoor TVs for the deck — all designed to disappear into the architecture or stand out, depending on what the room calls for.

We routinely color-match exterior speakers to wood ceilings, decking, or trim so the technology never competes with the design.

Outdoor TV and Outdoor Living

Outdoor spaces become extensions of the home for much of the year, making weather-rated technology one of the most valuable upgrades for coastal living.

The pool deck, the covered porch, the third-floor rooftop terrace — these are the rooms Stone Harbor homeowners actually live in from Memorial Day through October. We install Samsung Terrace outdoor TVs rated for direct sun and coastal humidity, weather-rated outdoor speakers from manufacturers built for coastal exposure, and outdoor lighting controls that integrate with the rest of the home’s automation.

Structured Wiring and Networking

Reliable connectivity has become the foundation of every modern smart home, supporting everything from streaming entertainment to lighting, security, and remote access.

Reliable Wi-Fi, organized racks, and a wiring backbone that supports everything you might add in the future. We design and install structured wiring during new construction in Stone Harbor, distribute wireless access points (WAPs) throughout the home for complete coverage, and upgrade networking in existing homes that have outgrown what was put in years ago.

Home Security and 24/7 Monitoring

Peace of mind is just as important as convenience, especially for homeowners who spend time away from the shore throughout the year.

Our in-house security division, Security by Private Eyes, brings monitored alarm service, security cameras, smart locks, integrated video doorbells, and leak detection under the same roof as the rest of your system. That means one company, one phone number, one technician who knows your home — and a security system that’s genuinely integrated with your lighting, shades, and automation, not bolted on as an afterthought.

Featured Project

A STONE HARBOR BAYSIDE SMART HOME

Ceiling-mounted drop-down TV deployed from the alcove ceiling in a Stone Harbor, NJ primary bedroom, with Lutron motorized shades visible behind, installed by Cooltronics.

A newly built three-story shingle-style home on Stone Harbor’s bay side — private docks, pool deck, covered porches on multiple levels, and a rooftop terrace with sweeping views. Built as a spec home for the luxury Stone Harbor market and integrated by Cooltronics from framing through final commissioning, before the buyer even took possession.

This was a poster-child project for what we do. Structured wiring and networking throughout, with wireless access points distributed for whole-home Wi-Fi coverage. Lutron lighting and motorized shade control in every room. Indoor Samsung Frame TVs that present as artwork when not in use. A Samsung Terrace outdoor TV on the third-floor rooftop deck, rated for direct sun and coastal humidity. Indoor in-ceiling speakers throughout — with the exterior speakers custom-painted to match the wood ceilings of the covered porches so they read as part of the architecture, not equipment hanging from it. Ecobee smart thermostats integrated into the whole-home system. And Security by Private Eyes cameras, smart locks, and 24/7 monitoring — including an IC Realtime video doorbell that integrates directly with the surveillance camera DVR, eliminating the need for a separate doorbell app.

The standout, though, was a mechanical engineering feature that most homes don’t have. In the primary bedroom, the homeowner wanted a TV — but didn’t want a TV to be the dominant visual element of the room. So we designed a ceiling-mounted drop-down TV: a panel of the shiplap alcove ceiling itself lowers on a motorized mechanism, with the TV mounted to it. When stowed, the panel sits flush within the surrounding ceiling — visible only as a subtle seam. When deployed, the TV drops to viewing height above the alcove, positioned to be watched from the bed or the sitting area below. Behind the alcove, Lutron motorized shades operate as an independent system on the windows. Two separate integrated systems, coexisting cleanly in the same architectural space.

It’s the kind of solution that only exists because someone designed it.

Building or Renovating in Stone Harbor? Let’s Partner Early

Some of our best work in Stone Harbor happens when we’re brought in at framing — on new custom builds, spec homes, and major renovations. If you’re a builder, architect, or interior designer working on a Stone Harbor project, we’d rather be your integration partner from rough-in through final commissioning than be called in at the end to make something work.
