A STONE HARBOR BAYSIDE SMART HOME

A newly built three-story shingle-style home on Stone Harbor’s bay side — private docks, pool deck, covered porches on multiple levels, and a rooftop terrace with sweeping views. Built as a spec home for the luxury Stone Harbor market and integrated by Cooltronics from framing through final commissioning, before the buyer even took possession.
This was a poster-child project for what we do. Structured wiring and networking throughout, with wireless access points distributed for whole-home Wi-Fi coverage. Lutron lighting and motorized shade control in every room. Indoor Samsung Frame TVs that present as artwork when not in use. A Samsung Terrace outdoor TV on the third-floor rooftop deck, rated for direct sun and coastal humidity. Indoor in-ceiling speakers throughout — with the exterior speakers custom-painted to match the wood ceilings of the covered porches so they read as part of the architecture, not equipment hanging from it. Ecobee smart thermostats integrated into the whole-home system. And Security by Private Eyes cameras, smart locks, and 24/7 monitoring — including an IC Realtime video doorbell that integrates directly with the surveillance camera DVR, eliminating the need for a separate doorbell app.
The standout, though, was a mechanical engineering feature that most homes don’t have. In the primary bedroom, the homeowner wanted a TV — but didn’t want a TV to be the dominant visual element of the room. So we designed a ceiling-mounted drop-down TV: a panel of the shiplap alcove ceiling itself lowers on a motorized mechanism, with the TV mounted to it. When stowed, the panel sits flush within the surrounding ceiling — visible only as a subtle seam. When deployed, the TV drops to viewing height above the alcove, positioned to be watched from the bed or the sitting area below. Behind the alcove, Lutron motorized shades operate as an independent system on the windows. Two separate integrated systems, coexisting cleanly in the same architectural space.
It’s the kind of solution that only exists because someone designed it.
